Every deal. One board.

Backup saves every deal, offer, contract, buyer page and photo on this device to one file; restore loads it on another browser. A sign-in that keeps this in the cloud is the next phase.

Step 1 · Make Contact

Load the lead. Make the call.

The lead
Market
MCTP · Motivation · Condition · Timeline · Price
Finish lineA lead loaded, a real conversation, and the MCTP written down.
Step 2 · Analyze

Comps, repairs, ceiling.

Price to buyer$91,250
Contract price$71,250
Anchor offer$61,000
How to use it: put in the ARV from sold comps, the square footage, and the repair level. The ladder works the deal out on the right — offer the anchor, expect a no, and never pass the price to buyer.

Inputs

From real sold comps, not an online estimate.
East Texas numbers. Other markets: get one contractor quote and adjust.
Anchor factor
How far below the contract price the first offer opens. The team sets this; 0.85 is a placeholder.

Step 3 · Make Offer

Below the ceiling, in writing. Expect a no.

Letter of intent

Step 3, Test: send the preliminary price and terms through this letter. It writes itself from your anchor. Expect a no; a no is data. It is not a contract; the purchase agreement comes after, with attorney review.

GmailOutlookMail appGmail and Outlook open a new email with the letter filled in. Mail app, Messages and Share hand it to the apps on your device. Any of them logs it as sent in the offer log below.

Finish lineOffer sent and logged.

Step 4 · Negotiate

A no is data. Work the counter.

Backup, restore, spreadsheet

Back up

Restore on another device

Open this tool there, paste a backup, restore. It replaces what is on that device.

Spreadsheet

Copies a table that pastes straight into Google Sheets or Excel, one row per letter.

Where this lives

In this browser, on this device. A private window or clearing site data erases it. Back it up weekly.

Step 5 · Offer Lab Check

Every deal gets a second look.

Pick a logged offer to pull its numbers and notes, or use the live calculator.
Paste it in Submit a Deal in the Discord, or bring it to a live review. Kris and Mack are on almost every day.

Finish lineThe review is complete, questions are resolved, and the next move is clear.

    Step 6 · Acquisitions Contract

Put the agreed terms in the purchase contract.

Contract worksheet — plain-text terms to copy or hand to your title company or attorney
Your name, entity, title company and special provisions are remembered on this device. This builds the terms; it is not legal advice. The contract itself gets signed on the TREC form after attorney review.

    Fill a TREC form

Values come from the rows on the left. The form is filled in the browser; nothing is uploaded.
Live preview of the filled formpreview loads when this is on screen
Opens the completed TREC form as a PDF. Review every box before anyone signs.
    Step 7 · Dispositions Contract

    Find the buyer. Assign it.

Property ProfileBuild the buyer page for your deal, send the link, and see who opened it and what they said. One tool, three views: Build, Buyer page, Track.Open full screen ↗

Finish lineAssignment signed and the buyer’s deposit confirmed.

    Step 8 · Title Work / Close

    Track it to payday.

Keep the signed PDF with the title company. This log is your pipeline view: what's out, what's signed, what's assigned, what's closing.

    Finish lineClosed and paid.

Letters send from that mailbox: the Send button on Step 3 opens a new message there with the letter filled in, you press send, and it lands in your offer log. Replies come back to your own inbox.

    Webhooks · GoHighLevel, Make, Zapier

In GoHighLevel: Automation → Workflows → new workflow → trigger Inbound Webhook → copy its URL here → press Send a test → map the fields (address, contact_name, contact_phone, contact_email, stage, numbers…) to Create/Update Contact, Opportunity and custom fields. Make and Zapier webhooks work the same way. Every post is one JSON object with the full deal plus the event that caused it; Send every deal now pushes your whole CRM once for an initial load. Buyer page replies (opened, interested, offer with amount and terms, passed with the reason) travel from the buyer’s phone through the Lab’s relay to this same URL, so they land in your CRM even though they never touch your device; press Send a buyer-reply test to map those fields (buyer_name, buyer_phone, offer_amount, offer_close, offer_pay, reason, want…). For that, the webhook URL rides inside each buyer link — treat the links like a public form on your site.

    AI helper

The key has to be an API key with billing set up — OpenAI: platform.openai.com → API keys (a ChatGPT login or Plus plan is not one); Anthropic: console.anthropic.com → API keys. Leave Model blank for the default (gpt-6-luna / claude-sonnet-5-5) or type the exact API id. Once connected, Ask the Lab in the Working-on bar reads the deal you’re on (lead, MCTP, numbers, offers, notes) and answers inside the method: what the next move is, what to say to a counter, a follow-up text. Your key and the deal go only to that provider. Use a key with a spending limit.
